Tishman Speyer Acquires 376-Unit Anaheim Apartment Community as Orange County Rental Market Draws Investment

ANAHEIM, Calif. — A significant multifamily real estate transaction in Southern California is putting Anaheim’s Platinum Triangle District in focus after global real estate investment firm Tishman Speyer acquired Rise, a 376-unit apartment community near the Honda Center and Angel Stadium.
The acquisition adds a substantial Orange County residential property to Tishman Speyer’s portfolio. The transaction was financed in part through an $88 million Freddie Mac loan, underscoring continued institutional interest in established multifamily properties across Southern California.
Located at 1910 South Union Street, Rise encompasses approximately 340,000 square feet and was completed in 2020. The property was about 95% leased when the transaction was completed, giving the new owner an established residential community with a high level of occupancy.
A Major Property in Anaheim’s Platinum Triangle
Rise is located within Anaheim’s 820-acre Platinum Triangle District, an area that has become one of the city’s most prominent locations for residential, entertainment and mixed-use development.
The district is home to major destinations including the Honda Center, Angel Stadium and the Anaheim Regional Transportation Intermodal Center, or ARTIC. Its location also provides access to several major freeways and employment centers throughout Orange County and neighboring parts of Southern California.
The area's combination of housing, entertainment, transportation and commercial development has made the Platinum Triangle an important part of Anaheim's changing real estate landscape.
For the local housing market, the Rise transaction is notable because the property is an established apartment community rather than a development still awaiting construction. The complex already has residents, operating infrastructure and a range of shared amenities, allowing the new owner to focus on maintaining and improving an existing residential asset.
What Rise Offers Residents
The apartment community includes a range of floor plans, from studios to three-bedroom units. Its amenities include a fitness center, outdoor swimming pool, spa, barbecue areas and a coworking lounge.
A roof deck completed in late 2025 added additional shared space, including seating areas and a pickleball court.
Tishman Speyer plans targeted improvements to the property's amenities and exterior. Such upgrades are increasingly common in the multifamily sector, where owners seek to maintain the appeal and competitiveness of established apartment communities.
For renters, amenities can play an important role alongside traditional considerations such as location, apartment size and monthly housing costs.
Why the Transaction Matters for Southern California
The acquisition comes as California continues to face significant housing affordability challenges.
High home prices have made purchasing a property difficult for many households, increasing the importance of rental housing throughout Southern California. Although buying and renting involve different financial considerations, limited purchasing affordability can influence where households choose to live and whether they remain renters for longer periods.
Orange County is particularly significant within this environment because of its strong employment base, transportation connections and proximity to major destinations in both Orange and Los Angeles counties.
A large, well-occupied apartment community in a strategically located area can therefore attract attention from institutional real estate owners looking for established residential properties.
Institutional Interest in Multifamily Housing
Tishman Speyer acquired Rise through its TS Plus fund, a core-plus real estate investment vehicle. The transaction reflects the company's broader interest in properties that are already operating but may offer opportunities for improvements and long-term value creation.
The acquisition also illustrates how institutional investors continue to participate in Southern California's multifamily housing market.
Rather than relying exclusively on new construction, investors can acquire existing communities with established occupancy and then make selective upgrades. This approach can allow owners to improve a property's facilities while continuing to operate the community as housing for existing and future residents.
The strategy is particularly relevant in developed areas such as Anaheim, where available land for large residential projects can be limited and demand for well-located housing remains important.
The Platinum Triangle’s Continued Evolution
The Rise acquisition also highlights the continuing evolution of Anaheim's Platinum Triangle.
The district has been transformed over time from primarily commercial and industrial uses into a more mixed environment that includes substantial residential development. Its proximity to major entertainment venues and transportation infrastructure has helped establish it as an important destination for both residents and visitors.
As more residential communities become established in the area, the district's real estate profile is increasingly connected to the broader housing market in Orange County.
For residents, the growth of multifamily housing can contribute to a wider range of housing options close to employment centers, entertainment venues and transportation routes.
What to Watch Next
The most important developments at Rise will be the property's planned improvements, leasing performance and its role within the continuing growth of the Platinum Triangle.
The acquisition does not create hundreds of new apartments because Rise is already an operating community. Instead, it represents a change in ownership of an established residential property and a planned investment in its existing facilities.
For Southern California's real estate market, transactions such as this one provide a useful indication of where institutional owners see opportunities in the region's multifamily sector.
Anaheim's combination of established residential communities, major entertainment destinations, transportation connections and proximity to major employment centers makes the Platinum Triangle an area worth watching as Orange County's housing market continues to evolve.
